A tower move in Dubai is decided by three bookings: the building’s move permit, a service lift slot and access to the loading bay. Make all three at both buildings before you fix the date with a mover. After that, the length of the day depends mostly on how many lift trips the move needs and how long each trip takes, which is why a 40th-floor move takes longer than the same flat on the 4th floor.
The three bookings to make first
1. The move permit
Most towers ask for a move-in or move-out permit, often called a NOC, before a crew may use the lift or the loading bay. You usually send your tenancy contract or Ejari, Emirates ID and the mover’s trade licence. Emaar Community Management, for example, says access is refused without a move-in permit and asks for the application online at least one business day before the move. Our guide to building management approval covers the documents and lead times.
2. The service lift slot
Moves use the service lift, booked for a fixed window. Ask how long the window is, whether you can book two in a row, and what happens if the move runs over. Our service elevator booking guide explains how to book the lift and how it should be protected.
3. The loading bay and the deposit
Ask where the truck should park, how long it may stay and what the height limit is. Many buildings also take a refundable move deposit and some charge a permit or lift booking fee. Typical Dubai market ranges are AED 1,000–2,000 for the deposit, in buildings that take one, and up to AED 500 for the fee (last checked October 2026); your building sets its own amounts.
How floor height changes the length of the move
Everything in a tower move goes up or down in the service lift, one trolley load at a time. The time this takes is simple to estimate:
Lift time = number of loads × time for one round trip
Time one round trip yourself: from the loading level to your floor and back, including waiting for the doors and for other residents. Then ask the mover how many trolley loads it expects for your home. Here is a worked example with made-up but realistic inputs:
| Flat on the 8th floor | Flat on the 45th floor | |
|---|---|---|
| Round trip (your timing) | 4 minutes | 10 minutes |
| Trolley loads (mover’s estimate) | 20 | 20 |
| Lift time at this building | About 1 hour 20 minutes | About 3 hours 20 minutes |
Do the same sum for the new building. If the total is longer than the lift window, book two windows, ask for more crew so loads are ready at the lift door, or take apart more furniture so each load is smaller. Lifts that stop at other floors or are shared with residents add time; ask building management whether the lift can be set to service mode for your slot.
Getting the truck to the lift: loading bays and parking
- Height limits: many basement loading bays are too low for a large moving truck. Ask the building for the clearance height and give it to the mover so it sends a truck that fits, or plans to unload at street level.
- Long carries: if the truck has to park far from the service lift, every load takes longer. Send the mover photos of the route from the parking spot to the lift.
- Time limits: some loading bays limit how long a truck may stay. If so, the mover may need to make more than one trip.
- Roads: since 1 October 2026 trucks may not use Sheikh Zayed Road or Beirut Street between 6 am and 10 pm, and some urban roads are closed to trucks at peak hours. Towers next to these roads may need a longer approach; ask the mover how it will reach your building.
Fitting furniture into the service lift
Measure the inside of the service lift (width, depth and height) and the door opening, then measure your largest pieces: sofa, wardrobe, mattress, dining table and any fridge. A piece that is too long to stand up can often go in diagonally; one that is too wide has to be taken apart. Ask the mover to dismantle beds, wardrobes and large tables, and to bag and label the fixings for each piece. Uniform box sizes stack better on trolleys and in the lift than odd shapes.
Protecting common areas and getting the deposit back
Building management usually inspects the lift, corridors and lobby before and after the move. Damage is taken out of the move deposit.
- The lift walls and floor should be covered with padded blankets before the first load.
- Corridors with marble or wood floors need runners from your door to the lift.
- Door frames along the route need corner guards.
- Photograph the route before the crew starts and again when they finish, and ask the building to confirm the inspection result in writing.
Ask each mover to confirm that this protection is in its quote, so it is not added on the day.
If the service lift breaks down on the day
Tell building management at once and ask how long the repair will take and whether another lift can be used. If the lift is out for the day, the realistic options are to wait or to reschedule; carrying furniture up or down the stairs is only practical for the lowest floors. Before you book, ask the mover what it charges if a move has to be stopped or rebooked for reasons outside your control, and get the answer in writing.
Tower rules by area
Dubai Marina
Marina towers are tall and close together, and many share busy roads and loading areas. Lift slots fill up at month-end, so book early. See moving in Dubai Marina for the area’s access points and parking.
Downtown Dubai
Most Downtown towers are managed by Emaar Community Management, which runs move permits online. Our Emaar move permit guide covers the steps, and moving in Downtown Dubai covers access and timing.
JLT
JLT is managed under DMCC, but move rules are set and checked by each tower’s building management. Towers are grouped in clusters that often share parking, so ask early where the truck can stand. See the DMCC and JLT permit guide and moving in JLT.
Business Bay
Business Bay mixes residential and office towers run by different management companies, so the rules vary from building to building. Ask each building for its move hours, permit form and deposit, and see moving in Business Bay.
Does a high floor cost more?
Usually yes, because a high floor means more crew hours. Typical Dubai market ranges for a local apartment move are AED 1,200–1,800 for a one-bedroom, AED 1,800–3,000 for a two-bedroom and AED 3,000–4,500 for a three-bedroom (last checked October 2026; not prices offered by Movers Dubai). A high floor, a slow lift or a long carry pushes a quote towards the top of the range. When you compare quotes, check that each one includes common-area protection, all lift time at both buildings and any dismantling.
High-rise moving checklist
- Two weeks before: apply for the move permits, book the service lift slots and ask about the loading bay at both buildings. Pay any deposit.
- One week before: confirm the slots in writing, send the permits and loading bay details to the mover, and measure the lifts and your largest furniture.
- The day before: confirm with building security that the lift is working, clear the corridor outside your door and pack your essentials bag.
- Move day: meet the crew at the loading bay, check the lift protection before the first load, and watch the clock against your slot.
- After the move: walk the common areas with building management and ask for written confirmation that the deposit will be returned.
Our page on apartment movers in Dubai explains how tower moves are quoted. When your permits and lift slots are in place, request a free quote and give the floor number and lift details for both buildings; a mover that serves your area contacts you with its own price.
Questions people ask
Can I use the passenger lift for a few boxes?
Usually not. Most Dubai towers want all moving, including boxes, to go through the service lift during a booked slot, so that the passenger lifts stay free for residents. Ask your building management before you carry anything through the lobby.
How long does a high-rise move take?
It depends on the number of lift trips and how long each one takes. A small flat on a low floor can be done in a morning; a large flat on a high floor can take a full day at each building. Time one round trip in your service lift and multiply it by the number of loads the mover expects.
What if a sofa or wardrobe does not fit in the service lift?
Most large pieces can be taken apart. If a piece cannot be dismantled and does not fit even diagonally, ask the building whether any other route is allowed; lifting furniture up the outside of a tower needs the building’s approval and specialist equipment, and is rarely used.
