Homes and offices in the same district
Business Bay mixes apartment towers such as Executive Towers and Churchill Towers, office blocks, hotel apartments and the Bay Square low-rise quarter, most of them along Dubai Canal. In a mixed-use tower, residents and offices can share the service lift and loading bay, so weekday office hours can be a slow time for a home move.
For a flat, ask apartment movers to quote on your floor, the lift slot and the distance from the bay to the lift. For a company, see office relocation and IT relocation; most office moves are planned around a weekend.
Who approves a Business Bay move
Dubai Holding Community Management lists Business Bay District, Bay Square and Executive Towers among the Dubai Properties communities it manages. Many other towers in the district were built by different developers and are run by their own owners' association, which sets its own move form, deposit and hours.
So start with your tower: ask who issues the move-in approval, what it needs and how long it takes. If your building is a DHCM property, the DHCM permit guide applies; otherwise use the building approval guide.
Roads in and out of the Bay
The district sits between Sheikh Zayed Road and Al Khail Road. From 1 October 2026 the RTA bars trucks from Sheikh Zayed Road between 6 am and 10 pm and from nearby Al Meydan Street at all hours, so the route your mover takes matters. Ask which vehicle it will send and how it will reach your tower's loading bay.

Business Bay moving questions
Is Business Bay managed by Emaar?
No. The Business Bay master community is on Dubai Holding Community Management's list of Dubai Properties communities. Your tower may also have its own management company, so ask it which approval it needs.
Can I move an office in Business Bay outside working hours?
Ask the tower's facilities team. Many office towers prefer moves in the evening or at weekends, when the service lift is not needed for deliveries, and they may ask for a method statement from the mover.
What does a 1-bedroom move in Business Bay cost?
Market ranges put a 1-bedroom at AED 1,200–1,800. Add any refundable deposit the tower holds, typically AED 1,000–2,000 where one is charged.
