How a high-rise apartment move is organised

In most Dubai towers, movers may only use the service lift, and only in a booked slot. The truck parks at the loading bay, the crew wraps furniture in the apartment, and everything goes down in the service lift in the order it will be loaded. At the new building the same happens in reverse.

The lift is usually the bottleneck. A tall wardrobe or a long sofa that does not fit has to be taken apart or carried down the fire stairs, which some buildings do not allow. Measure the service lift (door width, depth and height) at both buildings before the survey.

Move permits and lift bookings in Dubai towers

Who issues the permit

The permit comes from the building or community manager, not from the mover. Emaar Community Management asks for its move-in permit online at least one business day ahead; in JLT, which DMCC governs, each tower's building management runs its own process. The service-lift booking guide covers how slots work.

Documents to have ready

Expect to upload Ejari or the tenancy contract, Emirates ID and passport copies. Tenants moving out are often asked for a landlord NOC, and some buildings also ask for the moving company's details or documents before the day, so ask the building what it needs from the mover.

Deposits and fees

Where a tower holds a refundable damage deposit, it is typically AED 1,000–2,000, and some charge a permit or lift fee. Ask how and when the deposit comes back, and photograph the lift and corridors before and after the move.

Questions an apartment mover will ask

  • The floor number and the service-lift size at both buildings
  • Your permit and lift slot times, and whether evenings or Fridays are allowed
  • Whether the truck can use the loading bay or has to park outside
  • How many large pieces need taking apart to fit the lift
  • Whether you want packing, and which rooms
  • Whether there is a storeroom or parking-level storage cage to empty

Read the apartment quote before you sign

Look for these in writing

  • Crew size and truck size
  • Which items are dismantled and rebuilt
  • Packing materials included, by type and number
  • Liability cover and the limit per item
  • What happens if the lift slot runs out
  • The payment schedule, and the charge for cancelling or moving the date

Common extras to ask about

  • Long carry from the loading bay
  • Stair carry if an item does not fit the lift
  • Waiting time if the building delays the crew
  • Handyman work at the new flat
  • Rubbish removal of packing waste

Why two apartment quotes differ

Lift time
One shared service lift in a busy tower can double loading time compared with a dedicated lift.
Loading bay distance
A long walk from the lift lobby to the truck adds labour hours.
Slot length
A two-hour slot may need a bigger crew to finish in time.
Packing scope
A fully packed 2-bedroom flat takes a separate packing team or day.
Bulky furniture
Pieces that must be taken apart to fit the lift add time.

Getting apartment moving quotes

  1. Book lift slots at both towers

Ask each building for the earliest slots on your date and match the move to the shorter one.

  2. Measure the lift and big furniture

Send the measurements and photos with your inventory so the mover can plan dismantling.

  3. Compare written quotes

Check crew, truck, materials, dismantling, extras and payment terms side by side.

  4. Send one request

Fill in the quote form and we pass it to a moving company that serves both towers' areas.

Apartment move questions

Answers for moves in and out of Dubai towers.

How much do apartment movers cost in Dubai?

Typical market ranges, last checked October 2026: AED 1,200–1,800 for a 1-bedroom, AED 1,800–3,000 for a 2-bedroom and AED 3,000–4,500 for a 3-bedroom apartment, before packing.

Do I need to book the service lift myself?

Usually yes. The tenant or owner books the slot with building management, often alongside the move permit. Some movers help with the paperwork, but the building deals with the resident.

What if my sofa does not fit in the service lift?

It has to be taken apart, if it can be, or carried by the stairs where the building allows it. Measure the lift and the sofa before the survey so the mover can plan for it.

Can I move out of my apartment in the evening?

It depends on the building. Some towers allow evening slots and some only allow daytime moves on working days. Ask building management for the permitted hours before you agree a time with the mover.

Is the building deposit refundable?

Where a tower takes a move deposit, it is usually refunded after the lift and common areas are checked for damage. Ask how long the refund takes and keep photos from before the move.
