Ejari Registration for Your Move: Fees, Documents and Certificate

Why your move needs Ejari

Ejari is often the first document on every list that follows a new tenancy:

  • DEWA: tenants outside free zones get their DEWA contract account and deposit request by email and SMS after Ejari is completed (utilities guide).
  • Move-in permits: Emaar Community Management and Nakheel both list an Ejari copy among the documents a tenant uploads (permits guide).
  • District cooling: Empower registration asks for the tenancy contract or Ejari.

So register it as soon as the tenancy contract is signed, not on moving day.

Who registers it

DLD sets conditions for each channel. The route depends on who manages the property:

From the DLD register or renew tenancy contract service, October 2026.
ChannelWho can use it
Dubai REST appTenant and landlord must both be individuals, and the owner’s data must be up to date.
Ejari system (DLD website)Licensed property management companies, owners managing their own property, and representatives with a legal power of attorney.
Real Estate Services Trustee CentreThe tenant or a representative with power of attorney, when the property is not managed by a real estate company or an owner with Ejari system access.

In practice, if you rent through a property management company, ask it to register the Ejari and send you the certificate. If you rent from a private landlord, you can usually do it yourself in the app.

How to register

Online, in the Dubai REST app or the Ejari system

  1. Log in and choose the service

Select Register / Renew Tenancy Contract.

  2. Enter the details and upload the contract

Through the app you upload a copy of the unified tenancy contract.

  3. Pay the fees

    AED 177.75 in total.

  4. Wait for review

A DLD employee reviews and approves the request in the system.

  5. Receive the certificate by email

The e-Contract Registration Certificate is sent to your email.

At a Real Estate Services Trustee Centre

  1. Visit the nearest trustee centre

Or the property management company, if one manages the unit.

  2. Bring the documents

The original unified tenancy contract and your Emirates ID; a representative also brings the official power of attorney.

  3. Pay and collect

AED 220 in total. DLD gives the service time as 25 minutes, not counting waiting time, and you receive the certificate there.

Download and print the Ejari certificate

Many people search for the Ejari certificate only when DEWA, a school or a permit portal asks for it. What DLD issues is the e-Contract Registration Certificate, and how you get it depends on the channel you used.

In the Dubai REST app or on the DLD websiteIn the email DLD sends when the registration is approved. Download the PDF from that email.

Printing it

  • Open the PDF from the email and print it on A4, with the whole page visible.
  • Keep the PDF on your phone as well: permit portals such as Emaar’s and Nakheel’s ask you to upload it rather than show paper.
  • Rename the file with the address and contract dates, so you can find the right one when you renew or move again.

Cancelling Ejari when you move out

When you move out, the tenancy registration is cancelled through DLD. The DLD cancel tenancy contract service is free of charge; through a Real Estate Services Trustee Centre there is a AED 40 service partner fee plus VAT. Agree with your landlord who will do it, and keep the confirmation with your move-out paperwork.

The move-out checklist lists it alongside the DEWA final bill, key return and the handover inspection.

Ejari questions

How much does Ejari registration cost in Dubai?

AED 177.75 through the Dubai REST app or the DLD website: AED 100 registration, AED 10 knowledge fee, AED 10 innovation fee and a AED 55 service partner fee plus AED 2.75 VAT. At a Real Estate Services Trustee Centre the total is AED 220.

What documents are required for Ejari?

Through the Dubai REST app, DLD asks for a copy of the unified tenancy contract. At a Real Estate Services Trustee Centre you bring the original unified tenancy contract and your Emirates ID, plus the official power of attorney if someone registers on your behalf.

Can I register Ejari myself online?

Through the mobile app, yes, if both the tenant and the landlord are individuals and the owner’s data is up to date. You upload a copy of the unified tenancy contract and pay online. If a licensed property management company manages the unit, it usually registers the Ejari through its own system.

How do I download my Ejari certificate?

When Ejari is registered online, the Dubai Land Department sends the e-Contract Registration Certificate by email. Save that PDF; it is the copy you print or upload. If you registered at a trustee centre, you receive the certificate there.

Do I need Ejari to connect DEWA?

Yes, for most tenants. DEWA sends the contract account number and deposit request after Ejari is completed. Tenants in free zones that are exempt from Ejari apply on the DEWA website or app instead.

How do I cancel Ejari when I move out?

Use the Dubai Land Department’s cancel tenancy contract service. DLD lists it as free of charge; cancelling through a Real Estate Services Trustee Centre adds a AED 40 service partner fee plus VAT.
