What makes a villa move different

A villa holds far more than its bedroom count suggests: a maid's room, a storeroom, a garage, a garden and often a roof terrace. Villa movers in Dubai usually send a bigger crew and plan for a full day, and a 5-bedroom home can run into a second day with several truck loads.

The access is easier than a tower, because there is no service lift to book, but gated communities still control which trucks may enter and when. Narrow internal roads, speed humps and visitor-parking rules decide where the truck can stop and how far the crew has to carry.

Villa moving costs in Dubai

Typical Dubai market ranges for moving a villa within the city, and for packing it. They come from public price pages of Dubai movers and marketplaces; the mover you hire sets the final price.

Typical Dubai market ranges, last checked October 2026
JobTypical range
3-bedroom villaAED 3,500–6,000 per move
4-bedroom villaAED 5,000–7,000 per move
5-bedroom villaAED 7,000–10,000 per move
Packing, 3 to 4-bedroom villaAED 1,500–3,000 one-off
Packing, 5-bedroom villaAED 3,500–4,000 one-off

Pianos, safes, large artwork and outdoor structures are quoted on top. For a home with a lot of these, ask the mover to price them as separate lines so you can compare quotes fairly.

Community move permits for villas

Most master communities ask for a move permit before a moving truck may enter. Emaar communities such as Arabian Ranches, Dubai Hills Estate and The Springs use Emaar Community Management's online permit portal; its Emirates Living page says to apply at least one business day before the move, with Ejari, Emirates ID and passport copies. The Emaar permit guide walks through it. Nakheel communities, including the Palm Jumeirah villas, use Nakheel's online services; see the Nakheel permit guide.

Ask community management two things beyond the permit itself: the hours trucks may enter and work, and whether you need a no-objection letter from the landlord to move out. Owners moving out of a villa they sold may also be asked for proof of the sale or handover.

Appliances, AC units and fittings

Fixtures cause more villa-move delays than furniture does. Agree in advance who disconnects, removes and refits each one.

Washing machines, dryers and dishwashers

These need the water supply closed, hoses drained and, for front-loading washers, transit bolts fitted so the drum does not swing in the truck. Many movers will disconnect and reconnect them for a fee; some leave it to a plumber. Keep the transit bolts if you still have them.

Split AC units

Split air conditioners are fixed installations with refrigerant lines. Removing and refitting one is usually a job for an AC technician, not the moving crew, and many tenancy contracts say the units stay with the villa. Check the contract before you plan to take any.

Curtains, blinds, TV brackets and light fittings

Taking down curtain rails and TV mounts and refitting them at the new home is often booked as a handyman visit, typically AED 150–600. Before you move out, ask the landlord whether wall holes need filling to get the deposit back.

Outdoor furniture, gym kit and play equipment

Garden sets, umbrellas, trampolines, swings and home-gym machines often need taking apart. List them at the survey, along with plant pots, which are heavy and can stain truck floors.

What a villa mover will ask you at the survey

  • How many rooms are furnished, including the maid's room, storeroom, garage and roof terrace
  • Which pieces need taking apart: wardrobes, beds, dining tables, outdoor sets, gym machines
  • Whether there is a piano, safe, large artwork or anything over about two people's lifting weight
  • Whether you want full packing, kitchen and fragile items only, or no packing
  • The new address, its community, and whether the truck can park at the door
  • Whether you need storage for part of the contents between the two dates

What drives a villa moving quote

Number of truck loads
Bedroom count is a rough guide; the garage, storeroom and garden often add a load.
Crew size and days
A larger villa may be packed on one day and moved on the next.
Community rules
Short working hours or truck limits in a community can stretch the job over more time.
Fixtures and appliances
Disconnection, AC removal and handyman jobs are priced separately by most movers.
Special items
Pianos, safes and art need extra people, equipment or crates.
Distance between communities
A move across Dubai at a busy hour takes longer than one inside the same master community.

Booking a villa move, step by step

  1. Check the contract and community rules

Find out which fixtures stay with the villa and what permits and NOC letters both communities need.

  2. Arrange a walk-through survey

A villa is hard to price from photos. Ask for a home visit or a full video call, including outside areas.

  3. Compare itemised quotes

Line up crew size, number of trucks, days, packing, dismantling and appliance work for each mover, plus how much is paid upfront and what a cancellation or date change costs.

  4. Book permits and utilities

Apply for the permits for your date and arrange the DEWA move-out and move-in; the DEWA transfer guide explains the steps.

  5. Request a quote

Use the quote form and we pass your villa move to a moving company that serves your community.

Villa move questions

What people ask before moving a villa in Dubai.

How much do villa movers cost in Dubai?

Typical market ranges, last checked October 2026: AED 3,500–6,000 for a 3-bedroom villa, AED 5,000–7,000 for 4 bedrooms and AED 7,000–10,000 for 5 bedrooms, before packing. Packing a 3 to 4-bedroom villa typically adds AED 1,500–3,000.

How long does a villa move take?

A 3-bedroom villa is usually a full day for a large crew. A 5-bedroom villa with a garage and garden can take two days, often packing on the first and moving on the second.

Will movers disconnect my washing machine and AC?

Many movers disconnect and reconnect washing machines and dishwashers for a fee. Split AC units are usually removed by an AC technician, and many tenancy contracts say they stay with the villa.

Do I need a permit to move out of a villa community?

Most master communities ask for a move permit, and tenants are often asked for a landlord NOC to move out. Emaar Community Management asks for the move-in permit at least one business day before the move.

Can villa movers take garden furniture and plants?

Yes, if you list them at the survey. Large pots are heavy and may be priced per item. Water plants a day or two before the move rather than on the day, so the pots are lighter and do not leak in the truck.
