Nakheel Move-In and Move-Out Permit
Nakheel move-in and move-out permits are free. Apply in the My Nakheel app or on Nakheel Online Services 3 to 4 working days before the move; approval usually takes 1 to 2 days. Moves run Monday to Saturday 9 am to 5 pm and Sunday 10 am to 1 pm, and your moving company needs its own daily pass.

Which communities
Nakheel’s move permits cover the communities it developed. Dubai Holding Community Management now lists these as Nakheel communities it manages, including Palm Jumeirah, Jumeirah Islands, Jumeirah Park, Jumeirah Village Circle, Jumeirah Village Triangle, Discovery Gardens, Al Furjan, Jumeirah Heights, Veneto, Badrah and Palm Views.
Nakheel app or DHCM app?
Nakheel’s own FAQ, read in October 2026, still sends residents to the My Nakheel app for move permits, while DHCM lists the same communities in its portfolio. If your landlord or community team tells you to use the DHCM community app instead, follow that: the rules on the DHCM permit guide then apply.
How to apply in the My Nakheel app
- Create or open your Nakheel account
Use the My Nakheel app or Nakheel Online Services. Tenants and owners each need their own account.
- Find the permit service
Sign in, then go to General Services, Security Services and Move-in/Move-out Permits.
- Choose the date and attach documents
Pick a date inside the moving hours and upload the documents listed below. If several companies are involved, such as a mover and a furniture delivery, an owner or tenant can attach all of their documents to one application.
- Submit 3 to 4 working days ahead
Approval typically takes 1 to 2 days, so this leaves room for a request for more documents.
- Print the approval letter
Security asks for the physical permit confirmation letter at the gate, so print it rather than relying on a phone screen.
Documents
| You are | Documents for a move-in or move-out permit |
|---|---|
| Owner | Title deed or sales and purchase agreement (SPA), plus Emirates ID, passport and visa copies. |
| Tenant | Ejari, plus Emirates ID, passport and visa copies. |
If you are new to Dubai and your Ejari is not registered yet, register it first; the Ejari guide covers the online route and the fee.
The mover’s daily pass
Your permit lets you move; the moving company still needs permission to bring its crew and truck in. Nakheel asks a third-party moving company to request a daily pass 1 to 2 working days before the move. Approval takes one day and the pass is free.
- The mover applies through Nakheel Online Services (General Services, Security Services, Daily Pass/Permit request) or the My Nakheel app.
- Nakheel asks for a landlord or tenant NOC, Emirates ID or visa copies of the crew and the company trade licence.
- One daily pass covers up to 5 people and can be issued for 1, 2 or 3 days, within a single community.
When you compare quotes, ask each mover to confirm it will apply for the pass and send you the approval the day before. A mover that has not done this will be stopped at the gate even with your permit.
At the gate on moving day
- Show the printed permit letter at the security point.
- Every crew member shows an Emirates ID copy carrying the Nakheel security stamp, so the mover should send the full crew list in advance.
- Small deliveries that need no fixing can be cleared by security after it checks the permit and the delivery note.
- Finish inside the permitted hours. On Sundays that is 10 am to 1 pm, which is short for anything larger than a studio.
Plan around the road rules too
Trucks heading to Palm Jumeirah, JVC or Al Furjan often use Sheikh Zayed Road, which is closed to trucks from 6 am to 10 pm under the RTA rules in force since 1 October 2026. Ask the mover how it will route the truck. Details are on the RTA truck restrictions page.
Nakheel move-out permit
The move-out permit is applied for the same way and on the same timeline: 3 to 4 working days ahead, with approval in 1 to 2 days. Nakheel asks residents to end any storage locker, bicycle and access card arrangements when they apply. For homes leased directly from Nakheel, its leasing FAQ also lists a DEWA clearance certificate, chilled water and gas clearances, settling dues, an end-of-lease inspection and returning keys and cards before the deposit is refunded.
Use the move-out checklist to line these up, and the utilities guide for the DEWA and district cooling final bills.
Nakheel permit questions
How much does a Nakheel move-in permit cost?
Nothing. Nakheel states there is no fee or charge for a move-in or move-out permit. The daily pass a moving company needs to enter the community is free as well.
How do I apply for a Nakheel move-in permit online?
Use the My Nakheel app or Nakheel Online Services. Sign in, open General Services, then Security Services, then Move-in/Move-out Permits. If you do not have an account, create one first.
How long does Nakheel take to approve a move permit?
Approval usually takes 1 to 2 days. Nakheel recommends submitting the request 3 to 4 working days before the move.
Can I move on a Sunday in a Nakheel community?
Yes, but only in the shorter Sunday window. Nakheel’s published timings are Monday to Saturday 9 am to 5 pm and Sunday 10 am to 1 pm, for both move-in and move-out.
Can I change the date after the permit is approved?
Yes. Nakheel asks you to email its community team to request a new date, and the team accepts or rejects it based on availability. Tell your mover straight away, because the mover’s daily pass is also tied to the date.

Moving to or from a Nakheel community?
Request a free quote and say which community you are moving to. The mover that takes the job will need a daily pass for the same date as your permit.
