Movers in Dubai Hills Estate
Dubai Hills Estate is an Emaar community of villas, townhouses and apartment blocks. Every move in needs an Emaar Community Management move-in permit, applied for online at least one business day ahead with your Ejari, Emirates ID and passport. Budget roughly AED 1,800–3,000 for a 2-bedroom flat or AED 5,000–7,000 for a 4-bedroom villa.

Villa clusters and apartment blocks
Villas and townhouses sit in clusters such as Maple, Sidra, Parkways and Fairways, while apartments are in blocks like Park Heights, Park Ridge and Mulberry near the park and Dubai Hills Mall. A villa move here is a long, mostly outdoor job; an apartment move is a lift booking in a mid-rise block.
Choose the right kind of crew for each: villa movers for the clusters and apartment movers for the blocks, each quoting on your floor or plot.
ECM permit rules that catch tenants out
ECM's Dubai Hills FAQ says access is denied without a move-in permit and that you apply on the Sakani portal at least one business day before the move. Tenants upload an Ejari copy, Emirates ID front and back, and a passport copy with the visa page; homeowners log in and need no extra documents.
The common snag: tenants may not be able to apply if service fees on the unit are unpaid, and ECM tells them to ask the landlord to settle first. Ask your landlord to confirm the account is clear before moving day. The Emaar permit guide has the full list.
- Vehicle access cards cost AED 200 each (credit card only), and the number you can hold depends on the parking spaces assigned to your unit.
- When you move out, return the access cards to your landlord.
- DEWA asks for a security deposit of AED 2,000 for a flat or AED 4,000 for a villa when you connect; see the DEWA guide.
