Movers and Packers in Al Barsha
Al Barsha mixes apartment buildings around Mall of the Emirates with villas in Al Barsha 1, 2 and 3. Most moves are approved by the landlord or the building's management rather than one developer, though Barsha Heights and Arjan fall under Dubai Holding Community Management. Dubai movers typically charge AED 1,200–1,800 for a 1-bedroom and AED 5,000–7,000 for a 4-bedroom villa.

Flats near the mall, villas behind them
The apartment buildings cluster along Sheikh Zayed Road and around Mall of the Emirates, while Al Barsha 1, 2 and 3 are mostly streets of independent villas. Al Barsha South, where Arjan is, has newer towers, and Barsha Heights sits across Sheikh Zayed Road.
Villa streets are public roads, so the truck parks outside and there is usually no gate pass. Flats work like any building move: a lift booking and the management's approval. Apartment movers and villa movers price these differently, so say which you have.
Who signs off your move in Al Barsha
wasl, the Dubai property company, lists rental homes in Al Barsha First; if wasl is your landlord, follow its process in the wasl guide. Barsha Heights and Arjan are on Dubai Holding Community Management's list of Dubai Properties communities, where DHCM issues a separate movers' permit through its app (see the DHCM guide).
Everywhere else, the private landlord or the building's management sets the notice period and documents.
Sheikh Zayed Road on the doorstep
Much of Al Barsha 1 faces Sheikh Zayed Road, which the RTA closes to trucks between 6 am and 10 pm from 1 October 2026. Ask whether the mover's vehicle is affected and whether it will come in by another road, and match your building's lift slot to that plan.
Typical Al Barsha moving costs
Dubai ranges for the two kinds of home in Al Barsha. Villa streets are quick to load from; tower flats depend on the lift.

Al Barsha moving questions
Is Al Barsha run by one master developer?
No. Most of Al Barsha is private villas and buildings with their own landlords. Barsha Heights and Arjan are exceptions, managed by Dubai Holding Community Management.
Do Al Barsha villas need a move permit?
Standalone villas on public streets usually do not need a community gate pass. Your landlord's handover and the rules of the building you are moving to are what to check.
What does a 2-bedroom move in Al Barsha cost?
The typical Dubai range for a 2-bedroom flat is AED 1,800–3,000, and packing adds AED 800–1,200.
