Which communities count as Meraas

DHCM lists these as the Meraas communities it manages: 1/JBR, Al Khawaneej District, Al Wasl District, Bluewaters, Bvlgari Ocean Mansions, Bvlgari Residences, Central Park, Cherrywoods, City Walk, Dubai Harbour, Jebel Ali Hills, Jumeira Bay Island, Jumeirah Garden City, La Mer, Madinat Jumeirah Living, Nikki Beach Residences, Pearl Jumeira, Port de La Mer and Villa Amalfi.

Two places are often mixed up with Meraas. Dubai Marina is not on the list. At JBR, the beachfront towers are managed by DHCM as a Dubai Properties community; only the separate 1/JBR tower is Meraas. Both use the same app, but the Dubai Properties guide is the one for the JBR towers.

Step by step

  1. Get the DHCM community app and add your unit

Register as a tenant or owner. The app shows the documents your status needs; tenants should have Ejari and Emirates ID ready.

  2. Register the household before access cards are issued

DHCM asks for household staff, pets and vehicles to be registered before it issues access cards. Doing it now means your car can get in on moving day.

  3. Request the move-in permit

In the app, at least 48 hours before the move, or 72 hours by email. The October 2026 community rules ask for 3 days for a move-in, so allow at least that.

  4. Book the building’s service lift and loading area

Apartment buildings at City Walk, Bluewaters, La Mer and Port de La Mer have their own facility teams. Using a residents’ lift or a loading area without approval is a listed violation, so book the slot. See how to book the service lift.

  5. Brief the mover on the hours and the rules

Moves run 9 am to 5 pm, Monday to Saturday. Packing materials and old furniture cannot be left in corridors or bins; the mover should take its waste away.

  6. Check the permit’s validity date

DHCM states how long the permit is valid when it approves it. If the date changes, ask for a new one before it lapses.

Notes by community

City Walk

Mid-rise apartment buildings above streets with shops and restaurants. The truck stops where the building’s loading area allows, not at the front door, so ask the facility team where the mover should park and how far the carry is.

Bluewaters

An island reached by a road bridge. Give the mover the building name and the access route, and ask the building whether security checks the crew at the island entrance as well as at the tower, so the start time allows for it.

La Mer, Port de La Mer and Pearl Jumeira

Waterfront apartments and villas in Jumeirah. Villa moves are door to door; apartment moves follow the building’s lift booking. Moves end at 5 pm, so a large villa may need an early start or two days.

Central Park, Cherrywoods, Jumeirah Garden City and Al Wasl District

Newer residential districts with towers and townhouses. Book the lift for towers; for townhouses, check whether the street allows a large truck or whether the mover should send two smaller vehicles.

Moving out of a Meraas home

The move-out follows DHCM’s rules: a move-out permit, a clearance certificate, keys, access cards and outstanding fees settled, utilities disconnected, and DHCM told 3 working days ahead for the final inspection. Move-outs run 10 am to 5 pm on the approved date. The full list is in the DHCM permit guide.

Meraas permit questions

Who issues the move permit for Meraas communities?

Dubai Holding Community Management (DHCM). It lists City Walk, Bluewaters, La Mer, Port de La Mer, Central Park, Cherrywoods, 1/JBR and the other Meraas communities in its portfolio, and residents apply for move permits in its community app.

How do I contact Meraas customer care about moving?

For a move in a Meraas residential community, contact DHCM, the community manager. Its website lists a 24/7 line, 800 DUBAICM (800 382 2426), an online enquiry form and support through the community app.

Is Dubai Marina or JBR a Meraas community?

Dubai Marina is not on DHCM’s list of Meraas communities. At JBR, only 1/JBR is listed as Meraas; the Jumeirah Beach Residence towers are listed under Dubai Properties and follow the DHCM guide for Dubai Properties communities.

How far ahead should I apply for a Meraas move permit?

At least 48 hours through the DHCM app or 72 hours by email, according to DHCM’s FAQ. Its community rules ask for 3 days for a move-in, so apply 3 working days or more before the move.

Can I move into City Walk or Bluewaters on a weekend?

Saturday, yes; Sunday, no. DHCM’s rules allow moves Monday to Saturday from 9 am to 5 pm and do not allow moves on Sundays or UAE public holidays.
