Who approves the move
Union Properties runs its communities through EDACOM, which it describes as its dedicated community management company. For Motor City, EDACOM publishes a community rules handbook with a section on move-in and move-out procedures and a separate list of instructions to movers. EDACOM also manages Union Properties’ other residential communities; ask its office for the form that applies to yours.
How to get approval
- Collect the Move-In/Move-Out form
The form comes from the MotorCity Community Management office. It lists the mandatory documents for your move.
- Confirm the date first
The form is not accepted without a confirmed move date, so fix the date with the mover before you submit it.
- Return it at least two business days ahead
Complete, sign and return the form with the documents. Missing paperwork means security will not let the movers in.
- Give the mover a copy of the procedures
EDACOM puts this on the resident: the moving company should have the move-in and move-out procedures before the day.
- Attend the joint inspection
Common areas are inspected with photos before and after the move. Being there protects you from being charged for damage you did not cause.
Noise and finishing times
Furniture assembly and other noisy work inside the unit should happen within the permitted moving hours and not continue after 8 pm unless security and community management agree. Leave time for beds and wardrobes.
Rules for the moving company
Section 13.2 of the MotorCity handbook is addressed to movers. In plain terms:
| Rule | What it means for your move |
|---|---|
| Vehicles no higher than 2.1 m where applicable | Large box trucks may not fit covered parking or loading areas; ask the mover what it will send. |
| Original ID handed to security | Each crew member’s ID is held until the move is finished. |
| Joint site survey with security | The mover checks the route, lift and any restrictions with security before starting. |
| Lift cab walls protected | No move starts until protective covers are in place, or items are wrapped in blankets. |
| Lift size checked before loading | Large items that do not fit must be dismantled or moved another way. |
| Debris taken off site daily | Packing waste cannot go in the community’s bins. |
| Walk-through signed after the move | Damage noted is acknowledged by the mover’s representative and security. |
What to ask movers before you book
- Which vehicle will you send, and is it under 2.1 m if the loading area is covered?
- Do you bring lift wall protection, and who fits it?
- Will you take all packing waste away on the day?
- Who from your company will sign the walk-through inspection?
- What liability cover do you have for damage to the building, and what is the limit in writing? (See the insurance and claims guide.)
Motor City permit questions
Is a permit required to move in Motor City?
Yes. EDACOM’s MotorCity rules say a Move-In/Move-Out form must be completed, signed and returned to MotorCity Community Management at least two business days before any move. Without the documents, security will not let the movers in.
Who manages Union Properties communities?
EDACOM, which Union Properties describes as its dedicated community management company. It handles owners’ affairs, maintenance, security and service charges for Union Properties communities such as Motor City.
Is there a size limit for moving trucks in Motor City?
Where applicable, EDACOM’s rules limit movers’ vehicles to 2.1 metres high so they do not damage equipment in covered parking or loading areas. Tell each mover this before it quotes.
What happens if the movers damage the corridor or lift?
The owner or occupier is held responsible for damage the movers cause. EDACOM inspects common areas with photos before and after the move, and the mover’s representative signs the walk-through. That is why the rules ask residents to check that the mover has adequate insurance.
