Town Square is an Nshama community of apartments and townhouses. Nshama allows moves only from 8 am to 5 pm in apartments and 9 am to 5 pm in townhouses, never on Sundays or public holidays, and a tenant must be registered by the landlord before applying. Market rates: AED 1,200–1,800 for a 1-bedroom flat, AED 3,500–6,000 for a 3-bedroom villa.

Nshama move-in steps
Owners submit a move-in request in the Nshama Connect app or the customer portal, and the permit is emailed once approved. Tenants cannot start on their own: the landlord first registers the tenant on the portal, then the tenant receives a link to submit the request. Show the permit to building or gate security to register access cards or, for townhouses, number-plate (ANPR) access, which needs ID, proof of tenancy and the car's registration card.
Ask your landlord to do the registration the day the lease is signed. The building approval guide lists the documents most communities ask for.
Moving hours and days in Town Square
Nshama's FAQ is strict: moving trucks are not allowed on Sundays or public holidays, and moving outside the permitted hours leads to the permit being revoked and a notice of violation. A large townhouse may not fit into one 9 am to 5 pm window, so ask movers whether they can finish in time or need two days, and book packing for the day before.
Moving out of Town Square
Owners request the move-out in Nshama Connect. A tenant's request goes to the landlord for approval, and the landlord's approval is mandatory, even for removing a few large items; security may check items at the exits. If your landlord is abroad, ask them to approve from their registered email well before the date. The move-out checklist covers the rest of the handover.

Town Square moving questions
Can I move in or out of Town Square on a Sunday?
No. Nshama does not allow moving trucks or moves on Sundays or public holidays. Moves run 8 am to 5 pm for apartments and 9 am to 5 pm for townhouses.
My landlord is abroad. Can I still move out?
Only with the landlord's approval, which Nshama says is mandatory for a tenant's move-out. The landlord can approve in the app or by email from their registered address.
